Synopsis.
An owner can use AIA Document B210 to hire an architect to assess the condition, performance, and operation of an existing facility or group of facilities. B210 can also be used to hire an architect to perform space management or maintenance management services. B210 may be used in two ways: (1) incorporated into the owner/architect agreement as the architect’s sole scope of services or in conjunction with other scopes of services document, or (2) attached to AIA Document G802™–2017, Amendment to the Professional Services Agreement, to create a modification to an existing owner/architect agreement. Purpose.
AIA Document B210–2017 provides the Architect’s scope of services for Facility Support in a standard form that the Owner and Architect can modify to suit the needs of the Project. It is not a fixed scope of services but is instead a menu of services from which the parties may select. B210–2017 is not a stand-alone document and to become effective it must be incorporated into an owner-architect agreement. It may be used with AIA Document B102™–2017, Standard Form of Agreement Between Owner and Architect, to provide the Architect’s sole scope of services, or with B102–2017 in conjunction with other standard form services documents. It may also be incorporated into any owner-architect agreement when the agreement is executed or used with G802™–2017, Amendment to the Professional Services Agreement, to create a modification to any owner-architect agreement. Some of the services included in this scope of work go beyond the traditional architectural services provided by an architect. The Architect should consult with its professional liability insurance provider to determine whether the services selected are covered under the Architect’s policy prior to performing such services.

B210-2017 replaces B210-2007, Standard Form of Architects Services: Facility Support. B210-2017 was revised so that it would follow the format and terminology used in the 2017 editions of the following standard form owner-architect agreements: AIA Documents B101™–2017, B102™–2017, B103™–2017, and B104™–2017.
B210-2017 includes expanded Initial Information provisions where the parties can identify their respective sub-consultants, the Owner’s facilities, and other information on which the Architect’s services are based. B210-2017 was also restructured into the following six service categories: (1) Facility Condition Assessment, (2) Facility Performance Assessment, (3) Operations Assessment, (4) Space Management, (5) Maintenance Management, and (6) Digital Facility Management System. The first three service categories were included in the 2007 version of B210, but have been expanded in the 2017 version. The later three service categories are new to the 2017 version of B210. B210-2017 was also modified so that it can be used to hire an Architect to perform Facility Support Services on one or facilities.
