Instructions: B210™–2017, Standard Form of Architect’s Services for Facility Support



An owner can use AIA Document B210 to hire an architect to assess the condition, performance, and operation of an existing facility or group of facilities. B210 can also be used to hire an architect to perform space management or maintenance management services. B210 may be used in two ways: (1) incorporated into the owner/architect agreement as the architect’s sole scope of services or in conjunction with other scopes of services document, or (2) attached to AIA Document G802™–2017, Amendment to the Professional Services Agreement, to create a modification to an existing owner/architect agreement. Using B210–2017.

Cover Page

Project. Describe the Project by including (1) the official name or title of the facility, and (2) the location or address, if known.

Parties. State the names and addresses of the parties exactly as they are identified in the Owner-Architect agreement into which this scope of services document is incorporated, or to which it provides the scope of services for an amendment.

Date. Provide the date of the existing Owner-Architect Agreement. Providing that date will assist in identifying this scope of services document with the existing owner-architect agreement being modified.

Article 1 – Initial Information

Initial Information is an important aspect of this document. It allows the parties to commit expectations about the Facility Support services to writing. The parties should complete the sections in this Article as thoroughly as possible. In particular, the parties should (1) identify the Facility or Facilities that will be subject to the Architect’s services in Section 1.1.1, (2) list the consultants the Architect will retain at Section 1.1.2, (3) list the Owner’s contractors and consultants that affect the Architect’s services, and (4) list other relevant Initial Information at Section 1.1.5.

§ 2.5 Facility Support Services. Before completing B210–2017, the Owner and Architect will need to agree upon the scope of Facility Support services required for the Project. The Architect can assist the Owner by reviewing with the Owner the services listed in this table. The list offers a broad, but not exhaustive, listing of possible Facility Support services and can serve as a discussion guide in establishing the final scope of services. The Architect and Owner should complete the table by indicating whether the listed services will be provided and, if so, by whom. The Architect shall not perform any listed service unless specifically designated in the Responsibility column of the table.

§ Building Certification Assistance. Identify certifications the Architect is required to assist the Owner in achieving, such as LEED® or Green Globes certifications.

§ Vendor Contracts. Identify vendor contracts, or categories of vendor contracts, that are included in the Architect’s assessment.

§ Area Calculations. Identify the measurement standard the Architect will use to provide area calculations.

§ Maintenance Management Services. Identify the termination date of the Architect’s maintenance management services, if other than the termination of the Agreement.

§ Ongoing Commissioning Services. Identify the termination date of the Architect’s ongoing commissioning services, if other than the termination of the Agreement.

§ Digital Facility Management System – Operation. Identify aspects of the Facility that the Architect will management with the digital facility management system, such as space use monitoring, vacancy tracking, or maintenance and operation support.



Modifications. Particularly with respect to professional or contractor licensing laws, building codes, taxes, monetary and interest charges, arbitration, indemnification, format and font size, AIA Contract Documents may require modification to comply with state or local laws. Users are encouraged to consult an attorney before completing or modifying a document.
