Does the AIA offer a scope of services document for an owner who wants to hire a specialist to handle sustainability documentation?

Yes, the AIA publishes C204–2020, Standard Form of Consultant’s Services: Sustainable Project Services. The consultant may be an architect or non-architect. The architect of record is still responsible for the design of sustainable features.

 

What is the sustainability consultant’s scope of services?

The consultant coordinates aspects such as pursuing sustainability certification with the certifying authority, conducting the sustainability workshop, and preparing a sustainability plan while interfacing with the owner and architect. As required by the owner, the consultant assists during procurement and construction by answering questions related to the sustainability plan. C204 also contains provisions for supplemental services, which are identified as the consultant’s responsibility at the time the agreement is executed, and additional services, which may arise as the project proceeds.

 

Is C204 a stand-alone document?

No, C204 must pair with an owner-consultant agreement, such as C103™-2015 Standard Form of Agreement between Owner and Consultant without a Predefined Scope of Consultant’s Services. However, B202 may be attached to other AIA owner-architect agreements to satisfy provisions requesting the owner’s program for the project.

 

On what types of sustainable projects can C204 be used?

C204 can be used on a wide variety of sustainable projects, including those in which the sustainable objective includes obtaining a sustainability certification, such as LEED® (Leadership in Energy and Environmental Design), or those in which the sustainable objective is based on the incorporation of performance-based sustainable design or construction elements.

 

How does C204 relate to E204-2017?

C204 presumes that the owner and architect will complete the E204-2017 Sustainable Projects Exhibit. Therefore, it is necessary for the owner to modify the architect’s services in E204 to eliminate overlap with the consultant’s services in C204.
