Summary

AIA Document B133™–2019 is a standard Owner-Architect agreement specifically designed for projects with a Construction Manager as Constructor (CMc). It is recommended when using AIA Documents A133™–2019 or A134™–2019 for projects with a cost-plus-fee payment structure, either with or without a guaranteed maximum price.

Does the AIA publish an Owner-Architect agreement specifically intended for projects with a Construction Manager who is the builder or constructor? 

Yes. If the construction agreement to be used is either:

A133™–2019, Standard Form of Agreement Between Owner and Construction Manager as Constructor where the basis of payment is the Cost of the Work Plus a Fee with a Guaranteed Maximum Price; or

A134™–2019, Standard Form of Agreement Between Owner and Construction Manager as Constructor where the basis of payment is the Cost of the Work Plus a Fee without a Guaranteed Maximum Price,

then the following document is recommended:

B133™–2019, Standard Form of Agreement Between Owner and Architect, Construction Manager as Constructor Edition.
