Instructions: G744™-2024 Certificate of Substantial Completion for a Design-Build Project

Synopsis.

AIA Document G744™–2024 is a standard form for recording the date of substantial completion of the work or a designated portion thereof on design-build projects. The design-builder prepares a list of items to be completed or corrected following substantial completion, and the owner verifies and amends this list. If the owner finds that the work is substantially complete, the form is prepared for acceptance by the design-build and the owner, and the list of items to be completed or corrected is attached. In G744, the parties agree on the time allowed for completion or correction of outstanding items; the date when the owner will occupy the work or designated portion thereof; and a description of responsibilities for maintenance, heat, utilities, and insurance. Completing G744–2024.

After the first paragraph, the Owner should insert a detailed description of the Project or portion(s) of the Project that has been accepted as being substantially complete. The Owner should sign and date the form after the first paragraph to indicate that the Work identified has achieved Substantial Completion.

Warranties. Warranties required by the Design-Build Documents shall commence on the date of Substantial Completion of the Work. If any warranties are to commence on a different date, the parties should identify those warranties in this section and provide their alternative commencement dates.

Work to be Completed or Corrected. The Owner should provide the Design-Builder a list of items that are to be completed or corrected, determine dates for completion, and establish a cost estimate of such Work.

Executing the document.

The Owner and Design-Builder should execute AIA Document G704 at their respective signature lines.
