When to Use / Purpose.

F705 allows the Contractor to begin maintenance activities on a smaller, predetermined portion of the Work before the parties come to an agreement upon the full scope of the maintenance work that the Contractor will perform.

Instructions. Completing F705-2024.

Check Boxes. The parties should select the box for the applicable agreement between the Client and Contractor. This will either be AIA Documents F101-2023, Master Maintenance Agreement; F102-2023, Maintenance Agreement for As-Needed Maintenance Work; and F103-2023, Maintenance Agreement for Ongoing Maintenance Work.

§1.1 Scope of the Early Release Work. Insert a description of the work that is included in this authorization to proceed. You may either insert a description directly into the document or reference an attached exhibit.  If specifications or drawings are used to describe the scope of the Early Release Work, list those specifications and drawings in sections §1.1 and §1.2, respectively.

§1.2 Schedule for the Early Release Work. Insert schedule requirements for the Early Release Work. This may include dates for commencement of the Early Release Work, interim milestone dates, and the time for completion. 

§1.3 Compensation for the Early Release Work. The Contractor shall be compensated for the Early Release Work as set forth in the Agreement, unless otherwise indicated in this section. If the method for compensation for the Early Release Work differs from what is set forth in the Agreement, identify the compensation for the Early Release Work or describe how the compensation will be calculated for the Early Release Work, including any limitations on the price.

§1.4 Payments for the Early Release Work. Indicate all payment terms that differ from those set forth in the Agreement, such as the period covered by each Application for Payment or the date upon which each Application for Payment is due.

§1.5 Retainage on the Early Release Work. Insert all retainage terms that differ from those set forth in the Agreement, such as retainage amount, items not subject to retainage, terms for reduction, or limitation of retainage.

§1.6 Insurance and Bonds required for the Early Release Work. Insert any insurance requirements that differ from those stated in the Agreement, such as coverages types, coverage limits, durations for professional liability or other coverages, and other terms and conditions.

EXECUTING THE AGREEMENT

The persons executing AIA Document F705 should indicate the capacity in which they are acting (i.e., president, secretary, partner, etc.) and the authority under which they are executing the Authorization. Where appropriate, a copy of the resolution authorizing the individual to act on behalf of the firm or entity should be attached.

Notes.

Use of Non-AIA Forms. If a combination of AIA contract documents and non-AIA contract documents is to be used, particular care must be taken to achieve consistency of language and intent among documents.
