Synopsis.
AIA Documents G742–2015, Application and Certificate for Payment for a Design-Build Project, and G743–2015, Continuation Sheet for a Design-Build Project, provide convenient and complete forms on which the design-builder can apply for payment and the owner can certify the amount due. The forms require the design-builder to show the status of the contract sum to date, including the total dollar amount of the work completed and stored to date, the amount of retainage (if any), the total of previous payments, a summary of change orders, and the amount of current payment requested. AIA Document G743–2015 breaks the contract sum into portions of the work in accordance with a schedule of values prepared by the design-builder as required by Section 9.2 of AIA Document A141™-2014.
AIA Document G742–2015 serves as both the design-builder’s application and the owner’s certification of the amount due. Its use can expedite payment and reduce the possibility of error. The form also allows the owner to certify an amount different than the amount applied for, with explanation provided by the owner. For all document details and a record of changes, see the summary »
Note: The AIA does not publish a standard schedule of values form.
Completing G742–2015.
After the Design-Builder has completed AIA Document G743, Continuation Sheet, summary information should be transferred to AIA Document G742, Application and Certificate for Payment.
The Design-Builder should sign G742, have it notarized, and submit it, together with G743, to the Owner.
The Owner should review G742 and G743 and, if they are acceptable, complete the Certificate for Payment on G742.
The Owner may certify a different amount than that applied for, pursuant to Sections 9.5 and 9.6 of AIA Document A141-2014. The Owner should then initial all figures on G742 and G743 that have been changed to conform to the amount certified and attach an explanation.
Making payment
The Owner should make payment directly to the Design-Builder based on the amount certified on AIA Document G742, Application and Certificate for Payment for a Design-Build Project. The completed form contains the name and address of the Design-Builder. Payment should not be made to any other party unless specifically indicated on G742.
Executing the document.
Persons executing AIA Document G742–2015 should indicate the capacity in which they are acting (i.e., president, secretary, partner, etc.) and the authority under which they are executing the document. Where appropriate, a copy of the resolution authorizing the individual to act on behalf of the firm or entity should be attached.
