Synopsis.
AIA Document C201–2015 establishes the duties and responsibilities of a surveyor when hired as a consultant to a property owner. C201-2015 allows the users to select between a boundary, topographic, and ALTA/ACSM survey. A boundary survey shows the property’s boundary lines, easements, structures, fences, walls, setback requirements, and zoning classification. A topographic survey, which is often procured as an enhancement of a boundary survey, shows the property’s contours, elevations, utilities, and significant vegetation. If the parties select an ALTA/ACSM survey, the surveyor will perform a survey in accordance with ALTA/ACSM Standards in addition to C201’s boundary survey requirements. Cover Page
Project. Describe the Project by including (1) the official name or title of the facility, and (2) the location or address, if known.
Parties. State the names and addresses of the parties exactly as they are identified in the owner-consultant agreement into which this scope of services document is incorporated.
Date. Provide the date of the owner-consultant agreement into which this scope of services is incorporated. Providing that date will assist in identifying this scope of services document with the owner-consultant agreement.
Article 1 – Initial Information
§ 1.1 Initial Information is provided in Section 1.1. The parties should take care to be as explicit and detailed as possible with respect to the relevant Initial Information. The parties should also correlate the information provided in the accompanying Owner-Consultant Agreement with the information provided in this section to avoid inconsistencies or conflicts.
§ 1.2.1 A legal description is a written description deemed legally sufficient to locate and identify a particular parcel of land. This description is normally found on the deed to the property and may also appear in official records.
§ 1.2.2 Check the appropriate box to indicate the means by which the Surveyor will be permitted to access to the site. If the Owner has secured permission for entry, enter the name of the person or entity providing permission and conditions related to the entry, if any.
Article 2 – Surveyor’s Services
§ 2.1.5 Select the services the Surveyor will perform. If more than one selection is made, the Surveyor will provide all services selected and provide all information on the same drawing unless the Owner requests otherwise. Note that Topographical Survey requirements are often procured in addition to a Boundary Survey, rather than as an independent survey.
§ 2.1.6 Select the appropriate vertical datum. If “Official town or city datum” is selected, indicate the appropriate official town or city datum (example: Chicago City Datum).
§ 2.1.7 Select between imperial and metric units of measurement that the Surveyor will use in performing its services. If no selection is made, imperial units will be the default units of measurement. If metric units are selected, imperial units used in all other sections of the Agreement should be expressed as appropriate metric units. The term imperial units refer to units of measurement commonly used in the United States of America, which are also known as U.S. customary units.
§ 2.2.7 Check the box in this section if the Surveyor is to show potential party walls on the survey drawings. A party wall is a dividing partition that is shared by the tenants of two adjoining buildings or units.
§ 2.3.3 Insert the measurement interval between contours the Surveyor will provide in the Topographical Survey. The Surveyor should assist the Owner in completing this portion of the Agreement based on an evaluation of the Owner’s needs and the Surveyor’s professional experience.
§ 2.3.5 Insert the grid measurement for spot elevations the Surveyor will provide in the Topographical Survey. The Surveyor should assist the Owner in completing this portion of the Agreement based on an evaluation of the Owner’s needs and the Surveyor’s professional experience.
§ 2.3.7 Check the box in this section if the Surveyor is to include elevations of each floor for each multiple floor building on the property.
§ 2.3.13 Insert the minimum diameter of trees, measured at breast height, to be included in the survey.
§ 2.3.14 Insert the number of individual specimen trees the Surveyor will include in the survey in addition to those required under § 2.3.13.
Article 3 – Additional Services
§ 3.1 This table lists certain other services that are not described in this scope of services document, but that may be needed for the Project. The Consultant and Owner should discuss the list and complete the table by indicating whether the services will be provided and, if so, by whom. The Consultant shall not perform any listed service unless specifically designated in the Responsibility column of the table.
§ 3.2 Provide detailed scope of services descriptions of any other services designated in Section 3.1, unless you have chosen to provide such descriptions in an exhibit attached to the document.
Important.
Modifications. Particularly with respect to professional or contractor licensing laws, building codes, taxes, monetary and interest charges, arbitration, indemnification, format and font size, AIA Contract Documents may require modification to comply with state or local laws.
