Does the AIA Contract Documents offer an agreement for facility support services?

Yes, the AIA offers B210–2017, Standard Form of Architect’s Services: Facility Support. B210–2017 provides an Architect’s scope of services only and must be used with an Owner-Architect agreement. It may be attached as an exhibit to AIA Document B102™–2017, Standard Form of Agreement Between Owner and Architect without a Predefined Scope of Architect’s Services or used with AIA Document G802™–2017, Amendment to the Professional Services Agreement to modify any Owner-Architect agreement.

Can B2102017 be used by itself?

No, B210–2017 is a scope of services document only and must be used with an Owner-Architect agreement. It may be attached as an exhibit to AIA Document B102–2017, Standard Form of Agreement Between Owner and Architect without a Predefined Scope of Architect’s Services or used with AIA Document G802–2017, Amendment to the Professional Services Agreement to modify any Owner-Architect agreement.

Can I use B2102017 to hire an Architect to assess the condition of an existing facility?

Yes, B210–2017 includes a substantial subsection of Facility Condition Assessment services. It is structured as a menu of services, where the Architect and Owner can select only the services they require for the Project. Thus, the Owner can select from a variety of existing condition assessment services the Architect can perform, including the assessment of code issues; site features; interior and exterior components; mechanical, electrical, and plumbing systems; conveying equipment; life safety and fire protection systems; data and communications systems; and furnishings, fixtures, and equipment.

Can an Architect provide all the services included in B2102017?

While B210–2017 was written with an Architect’s capabilities in mind, it is unlikely that any single Architect will be able to provide all the services described. B210–2017 is structured as a menu of services, and the Owner and Architect should only select services that the Architect has the skills and expertise to perform. Alternatively, the Architect can hire sub-consultants to perform services in B210–2017 that it will not self-perform.
