FAQs: C201™-2018, Standard Form of Consultant’s Services for Land Survey

Summary

AIA Document C201–2015 defines the consultant surveyor's duties for land surveys, allowing selection of boundary, topographic, or ALTA/ACSM surveys. Boundary surveys mark property limits, structures, and easements; topographic surveys add elevation and utility data; ALTA/ACSM surveys meet title standards. C201–2015 is a scope of services document intended for use with C103–2015, not as a standalone agreement.

What is AIA Document C201-2015, Standard Form of Consultant’s Services: Land Survey?

AIA Document C201–2015 establishes the duties and responsibilities of a surveyor when hired as a consultant to a property owner. C201-2015 allows the users to select between a boundary, topographic, and ALTA/ACSM survey. A boundary survey shows the property’s boundary lines, easements, structures, fences, walls, setback requirements, and zoning classification. A topographic survey, which is often procured as an enhancement of a boundary survey, shows the property’s contours, elevations, utilities, and significant vegetation. If the parties select an ALTA/ACSM survey, the surveyor will perform a survey in accordance with ALTA/ACSM Standards in addition to C201’s boundary survey requirements.

C201–2015 is a scope of services document only and may not be used as a stand-alone agreement. C201-2015 is intended to be attached as an exhibit to AIA Document C103™–2015, Standard Form of Agreement Between Owner and Consultant without a Predefined Scope of Consultant’s Services.

Can C201 be used by itself?

No, C201-2015 is a scope of services document only and must be attached as an exhibit to C103-2015, Standard Form of Agreement Between Owner and Consultant without a Predefined Scope of Consultant’s Services.

What types of land surveys can be procured using C201?

Parties to C201-2015 can choose between a basic boundary survey that shows property lines and existing structures, an ALTA/ACSM survey that includes relevant title information, or a topographical survey that displays elevations, contours, and utility information.
