G734™ – 2019, Certificate of Substantial Completion, Construction Manager as Adviser Edition
Synopsis.
AIA Document G734–2019 serves the same purpose as AIA Document G704®–2017, except that this document expands responsibility for certification of substantial completion to include both the architect and the construction manager. G734 is also tailored to the project where there is more than one prime contractor.

Completing G734–2019.
After the first paragraph, the Construction Manager and Architect should insert a detailed description of the Work of all of the Contractors or portion thereof that has been accepted as being substantially complete. The date of Substantial Completion of the Project should be inserted in the space provided. The Construction Manager and Architect should sign and date the form after this section to indicate that the Work identified has achieved Substantial Completion.
Warranties. Warranties required by the Contract Documents shall commence on the date of Substantial Completion of the Project. If any warranties are to commence on a different date, the parties should identify those warranties in this section and provide their alternative commencement dates.
Work to be Completed or Corrected. The Construction Manager and Architect should provide the Owner and Contractors a list of items that are to be completed or corrected by each of the Contractors, determine dates for completion, and establish a cost estimate of such Work. A list of items to be completed or corrected by each of the Contractors, or an identification of each attached list, should be inserted in the fill point that is provided.
Executing the agreement.
The Owner, Architect, Construction Manager, and Contractor should execute AIA Document G734 at their respective signature lines.
Important.
Modifications. Particularly with respect to professional or contractor licensing laws, building codes, taxes, monetary and interest charges, arbitration, indemnification, format and font size, AIA Contract Documents may require modification to comply with state or local laws. Users are encouraged to consult an attorney before completing or modifying a document.
