FAQs: 2017 Owner/Architect agreements

Summary

This FAQ covers the AIA Contract Documents (ACD) September 1, 2021 security update, affecting ACD5 applications and login processes. Existing AIA accounts require a one-time password reset, with separate logins for aia.org and ACD5 sites. Users have single sign-on access across ACD sites for one-hour sessions with a subscription. For email verification issues, users should contact support. Active AIA members retain document discounts.

 

AIA Document B101™–2017, Standard Form of Agreement Between Owner and Architect, is the “flagship” 2017 document upon which the other owner-architect agreements are based. B101–2017 is a one-part document that has been designed to replace B101™–2007. 

B101–2017 is the core document on which three other owner-architect agreements are based, each tailored to the complexity of the Project. These agreements are: 

B103™–2017, Standard Form of Agreement Between Owner and Architect for a Complex Project; 

B104™–2017, Standard Abbreviated Form of Agreement Between Owner and Architect; and 

B105™–2017, Standard Short Form of Agreement Between Owner and Architect 

For those with a need to combine terms and conditions with a specific scope of services, AIA Document B102™–2017, Standard Form of Agreement Between Owner and Architect without a Predefined Scope of Architect’s Services, may be used. 

B102 provides agreement terms only and does not provide a scope of Architect’s services. Standard scopes of services that may be paired with B102 include: 

B201, Design, and Construction Contract Administration 

B202, Programming 

B203, Site Evaluation, and Project Feasibility 

B204, Value Analysis 

B205, Historic Preservation 

B207, On-Site Project Representation
